Last month, the Average Active & Sold Price slightly decreased, indicating that sellers are pricing their homes more conservatively to adapt to current buyer dynamics. Compared to this time last year, the Average Active Price has dropped by 7.9% due to sellers adjusting their pricing strategies, increased buyer caution, and high interest rates.
 
Interestingly though, both the Average Sold Price & Median Sold Price increased year-to-year, showcasing the market's overall resilience despite broader economic challenges. Although listing prices are lower overall, the consistent increase in sold prices suggests that high desired homes are still fetching strong offers. This means there are opportunities to negotiate, but a well-presented home in a sought-after neighborhood will still be valued competitively.
