Real Estate Market Sales Overview for this Past Month in the South Bay

In September 2025, the South Bay real estate market showed signs of stabilization and growing selectivity as inventory climbed and buyers became increasingly price-conscious. Manhattan Beach continued to command premium attention—with about $50 million in closed sales in the first half of the month, and multiple high-end deals across the Tree, Hill, and Sand sections fueling momentum. Hermosa Beach saw median values holding firm, though softness crept into certain segments as buyers expected more value from each listing. Redondo Beach remained active especially in its 90278 and 90277 zones, where affordability relative to other beach cities continues to attract interest. In Torrance, the market leaned toward a balanced dynamic; well-conditioned homes in desirable school districts attracted multiple offers, while more marginal properties lingered longer. On the Palos Verdes Peninsula (including Rancho Palos Verdes), median prices dipped slightly year-over-year, and days-on-market extended—reflecting buyers’ increasing caution in areas exposed to hillside risk. In the more tech-oriented neighborhoods of Playa Vista and Playa del Rey, demand held steady, especially for move-in ready condos and townhomes near Silicon Beach amenities. Santa Monica and Beverly Hills maintained their luxury allure, though some ultra-luxury listings began to see longer marketing periods as buyers hesitate in the current interest-rate environment. Overall, September 2025 in the South Bay reflected a maturing coastal real estate market—still desirable, but one that rewards strategic pricing, standout condition, and location advantages in this evolving, post-peak cycle.
